False brokers often offer properties that do not exist or lots in irregular areas, without division. The section's director, João Pedro Lamana Paiva, explains that victims generally act on impulse.
They visit the place, like the space and close a deal without checking the documentation.
"People buy it, pay a portion and have a party. When they go to see it, the property doesn't exist or isn't available for sale. There's no such thing as a free lunch," says Paiva.
The director recommends that buyers be wary of prices well below the market and pay extra attention to offers. The main form of prevention is to check the legal status of the asset before making any payments or signing contracts.
This can be done through the RI Digital platform. The system allows the user to make a simple registration and view the property registration online, even on weekends.
If the buyer needs the official document, the application issues the certificate within four hours. The query ensures that the customer has access to up-to-date data.
The measure prevents the use of old license plates, often presented by scammers to deceive victims during negotiations.
Other security options include going to a notary in person, consulting a notary or hiring a lawyer specializing in real estate law.
The director reinforces the basic rule of the sector: in Brazil, possession requires the purchase title and registration with the notary. "Whoever doesn't register, doesn't own it", concludes Paiva.
