Ah, Silvio Santos' mansion... Anyone who passes through Jardim Virgínia, in Guarujá, on the coast of São Paulo, is impacted by the high-end property that belonged to the presenter and businessman. More than grandeur and luxury, the property has established itself as a symbol of the city, standing out for its straight lines, large windows and modernist architecture in front of Praia da Enseada.
Built in the 1950s by the Matarazzo family, inspired by a gas station in Germany (see below), and acquired in the 1970s by Silvio Santos (1930–2024), the property remains with the Abravanel family to this day.

Although there is no information that it is for sale, experts estimate that mansions in the region reach prices between R$10 million and R$30 million.

"There are expensive properties and there are iconic properties. This mansion falls into the second category", said Phellipe Attila, president of the Association of Real Estate Brokers of Guarujá (ACIGuarujá) and a high-end real estate broker.
According to him, the fact that it belonged to important figures in the country only reinforces the mansion's particularity. "The Matarazzo family is part of Brazil's economic history, while Silvio Santos was one of the greatest personalities on Brazilian television. This history brings prestige, exclusivity and arouses curiosity among buyers."
Is it worth more for Silvio Santos?
Attila highlighted that factors such as location, land size, position facing the beach and construction standard continue to be the most determining elements in real estate evaluation. However, it does not deny that fame can impact the value of property.
The Abravanel family mansion has approximately 1,835 square meters of land, is apparently preserved and brings together all the topics considered relevant by the broker for a good evaluation.
Although this analysis process to arrive at a value has not been carried out, Attila said he believes that the property “exceeds the R$15 million range”. “It is possible to say that we are looking at a property of the highest standard.”
About the mansion
The mansion that is now under the care of the family is considered one of the most striking buildings in Baixada Santista.
Designed in the 1950s for Eduardo A. Matarazzo, the residence has a design inspired by a gas station in Germany. It stands out for its modernist and futurist architecture, which broke paradigms at the time.
The authorship is attributed to architect Toyo Ito, born in South Korea and of Japanese nationality, one of the most respected names in contemporary architecture.
